Plans for a near 2,000 residential development in Swansea from family-run housebuilder Llanmoor Homes can be revealed.
In the biggest residential scheme ever seen in Swansea, the Pontyclun-based firm has recently secured Outline planning Permission for its Pentref Rhostir scheme on former low-grade agricultural land at Llangyfelach close to junction 46 of the M4.
Subject to Reserved Matters Planning approval, the first phase of this exciting new development would see a total of 470 open market and Affordable homes.
The £350m development, with prices ranging from approximately £130,000 for a two-bedroom home up to around £300,000 for five bedroom three-storey houses, would be developed in phases over the next 15 to 20 years.
The Authority’s Local Development Plan (LDP), which was adopted last autumn following Welsh Government approval, has identified the site for a major housing development to address new housing need.
The scheme will cover an area of 240 acres, of which more than 100 acres will be dedicated public space.
As a condition of the outline planning approval Llanmoor will invest around £20m in providing and contributing to future maintenance of public spaces, foot and cycle paths, sports pitches, a new near mile long road through the development and a primary school.
It will also provide £1m towards the provision of an on-site bus service.
The housebuilder has been in early initial discussions with the Council over setting up a dedicated app for residents to effectively book bus travel from the development.
Llanmoor hope to commence construction on the first phase this year with the first properties, ready in late 2020 with a completion of this phase within 5 years of commencement.
Affordable housing will be interspersed with other homes across the development and will make up 15% of the planned 1,950 dwellings.
Llanmoor will be working in partnership with Housing Association Pobl Group in delivery of the Affordable element of the Pentref Rhostir (Moorland Village) scheme.
Llangyfelach is situated four miles north of the centre of Swansea. Based on an average occupancy of 2.4 people per home, once fully developed the scheme could have a population of 4,680.
