The new village for Swansea with nearly 2,000 homes

Plans for a near 2,000 residential development in Swansea from family-run housebuilder Llanmoor Homes can be revealed.

In the biggest residential scheme ever seen in Swansea, the Pontyclun-based firm has recently secured Outline planning Permission for its Pentref Rhostir scheme on former low-grade agricultural land at Llangyfelach close to junction 46 of the M4.

Subject to Reserved Matters Planning approval, the first phase of this exciting new development would see a total of 470 open market and Affordable homes.

The £350m development, with prices ranging from approximately £130,000 for a two-bedroom home up to around £300,000 for five bedroom three-storey houses, would be developed in phases over the next 15 to 20 years.

The Authority’s Local Development Plan (LDP), which was adopted last autumn following Welsh Government approval, has identified the site for a major housing development to address new housing need.

The scheme will cover an area of 240 acres, of which more than 100 acres will be dedicated public space.

As a condition of the outline planning approval Llanmoor will invest around £20m in providing and contributing to future maintenance of public spaces, foot and cycle paths, sports pitches, a new near mile long road through the development and a primary school.

It will also provide £1m towards the provision of an on-site bus service.

The housebuilder has been in early initial discussions with the Council over setting up a dedicated app for residents to effectively book bus travel from the development.

Llanmoor hope to commence construction on the first phase this year with the first properties, ready in late 2020 with a completion of this phase within 5 years of commencement.

Affordable housing will be interspersed with other homes across the development and will make up 15% of the planned 1,950 dwellings.

Llanmoor will be working in partnership with Housing Association Pobl Group in delivery of the Affordable element of the Pentref Rhostir (Moorland Village) scheme.

Llangyfelach is situated four miles north of the centre of Swansea. Based on an average occupancy of 2.4 people per home, once fully developed the scheme could have a population of 4,680.

Managing Director of Llanmoor Homes, Simon Grey, said: “We have been working exceptionally hard on what is the biggest project we have ever been involved in, with land assembly and discussions with the Council starting back in 2014.”

“As a Welsh family-run SME, we are proud to be delivering the largest residential scheme ever seen in Swansea and are fully aware of our responsibility to deliver a new wave of much needed quality homes in the area.”

“We also see this exciting development very much as being complementary to a new wave of commercial developments planned for the centre of Swansea.”

His brother and fellow Director, Tim Grey, said: “As this will be a major development, we recognise that the homes that we construct will need to reflect different architectural designs and finishes as well as a wide variety of accommodation across the phases.”

“We have an exceptional reputation for building high quality, award winning housing developments across South Wales and very much look forward to offering our homes to buyers in Swansea for the very first time

“We consider that an integral part of building quality is using traditional brick and block externals. This development will have a huge emphasis of providing public space too for the wellbeing of both current and future generations.”

The company said that during the construction period it would work with the Local Authority and local communities to generate as many job opportunities for local people as possible, as well seeking to have a strong Welsh supply chain, as is the case with their other developments throughout South Wales.
